How long does it take to build a new home?

From the start of construction to the day we hand you the keys, most homes take 4–8 months to complete. The exact timeline depends on the size of the home, weather, amenities, and our current workload. We’ll keep you informed every step of the way so there are no surprises.

Where do you build?

We build anywhere in Amarillo and the surrounding area, including Borger and Dumas, and new communities like Yucca Park Estates and The Vineyards. Whether you already own land or need help finding the right lot, we can make it happen.

Do I need to own land before I can build with 7:12 Homes?

Nope! You’re welcome to bring your own land — or we can help you find one of our available lots in a new neighborhood.

What types of homes do you build?

We offer:
Move-In Ready Homes — already under construction or complete, ready for a quicker move-in.
Budget-Friendly Custom Homes — flexible options built around your goals and budget.
Fully Custom Homes — design your dream home from the ground up, with help from our partner Designers Garage.

Can I customize my home?

Absolutely! You can choose finishes, make design changes, or even modify a floor plan. Even our Move-In Ready Homes can be customized to fit your taste and lifestyle.

What is the 7:12 HomeBuy Advantage?

Our HomeBuy Advantage Program helps you move into your new home without the stress of selling first. Through this program, 7:12 Homes can buy your existing home, build your new one, and then share in the profit when your old home sells.

Your current home does need to qualify for the program — we’ll review factors like location, condition, and market value to make sure it’s a good fit. Once approved, you’ll enjoy a smoother, simpler move with fewer financial hurdles and no double mortgages.

Are your contracts fixed-price or cost-plus?

We typically use fixed-price contracts, because we believe they’re better for both our customers and our team. You’ll know exactly what to expect — no hidden costs or surprise overages.

Who handles the construction loan?

We do! 7:12 Homes carries the construction loan during the build, which means less hassle and fewer out-of-pocket costs for you. We also partner with trusted lenders to make the mortgage process simple and seamless.

What kind of warranty do you provide?

Every home comes with a 1-2-10 Warranty:
1 year on workmanship and materials
2 years on mechanical systems (plumbing, electrical, HVAC)
10 years on structural coverage
You can move in knowing your home is protected long after closing.

How will I stay updated during the build?

You’ll always be in the loop. At 7:12 Homes, you have direct communication with our builder, Jason, and our owner/general manager, Kent — no middleman!
We’ll communicate however you prefer: site visits, photo updates, meetings, texts, emails, or phone calls.

Can I visit my home during construction?

Yes! We encourage you to visit your home as it takes shape. Just coordinate with us so we can make sure your visit is both safe and productive.

What’s included in your base price?

Our base price includes a standard lot, all essential construction and finishes — from foundation to fixtures — along with standard features that most buyers upgrade elsewhere. Premium lots and optional upgrades and design changes are always available.
